Who Are The 50 Largest Apartment Owners?

Just because an apartment management company runs a community, it does not necessarily mean they own the property. In fact, many of the 50 largest apartment owners have nothing to do with the development, construction or management of apartments. As a result, it is important to highlight the distinction between apartment owners and apartment managers.

There are two main types of apartment owners. The first are turnkey companies that develop and/or acquire properties, then own and manage them. Equity Residential is a perfect example of this type of apartment owner. They own and manager their entire portfolio of 79,260 units, making them the the 2nd largest apartment owner and the 10th largest apartment management company. It should be noted that the top 10 largest apartment owners all rank on the top 50 largest apartment managers list. Many of these companies also appear on this list of the 26 largest real estate companies.

The second type of company on the 50 largest apartment owners list are private equity, wealth management or real estate investment companies. They look at apartment properties as financial vehicles that appreciate in value and produce cash flow. This includes companies from the list such as JPMorgan Asset Management, AIG Global Real Estate Investment Corp, and AEW Capital Management. These organizations are investing in the ownership of multifamily properties, but are fully removed from operations. These types of apartment owners should not be confused with apartment syndicators.
